Thank you for your interest in the website. We are excited to share with you our plans to establish an active retirement community – a first of its kind in the Philippines. Lanebrook is a real-estate development with a membership and long-term lease structure designed to meet the evolving needs of active seniors. As they age, older adults may find their current home too difficult or too expensive to maintain. Some may need help with physical activities. Their family members may be preoccupied to look after their day-to-day needs. In these situations, active seniors may require a change in lifestyle, including a home that does not require a lot of maintenance and upkeep, a community where they can socialize with peers and engage in activities, and an environment where they can receive assistance as necessary. Lanebrook seeks to fill in this need.
We, Steven and Toti, are the lead developers of Lanebrook. Together, we have more than 40 years of combined experience in real estate product development, asset management, and project implementation in the Philippines and the U.S. Lanebrook is not only a continuation of our professional work but also a reflection of our personal experience with older adults, which includes taking care of our parents and elder relatives alongside medical professionals, and modifying their houses to suit their changing needs. We would like to extend this experience to serve the needs of active seniors, Filipino citizens and foreigners alike, here in the Philippines.
About the Website
The Lanebrook website was developed after a detailed study of the accommodation requirements of active retirees and how to help them live comfortable, productive, and enjoyable lives. The website describes in detail the project concept, target locations, and indicative price point of the different unit options. The website also discusses the professional services we would like to implement, including property management and medical services that will be delivered through third-party providers, and the world-class, high-quality personal care and professional service of the local Lanebrook staff.
Our Request
Before you browse the website, please bear in mind that the project is in its conceptual stage. We want to share the concept with you as early as now so we can refine the project’s offerings before finalizing, particularly the locations, unit sizes, and structures where the planned services will be placed.
We therefore request your honest comments, thoughts, and suggestions about the planned project through a short feedback form in the website. This form is just a survey and does not guarantee any commitment or reservation from you. Once we have gathered sufficient information through these surveys, we will get back to you with updated building and subdivision plans and financial values to confirm your interest in the project.
Please note that the Lanebrook project will only proceed if at least 90% lease-out rate of units per location and payment of reservation fees is achieved. This guarantees a near-complete home of active seniors, which we believe is essential in building a vibrant, thriving, and active community that will make seniors’ life experience fun, fruitful, and memorable. The turnover of the development will be from two to four years from the time the lease-out rate is achieved.

For now, LANEBROOK is meant for independent living. As the life stage and needs change, you have ready help at a cost efficient way through the available care services offered by reputable hospitals and care companies located close to our communities. They can visit you on a regular basis or you can have 24-hour care service arrangements with them.
