25-Year Membership and Lease Contract
LANEBROOK’s lease contract is 25 years. The homes are finished units; you will just have to bring your own household items and furniture, which you can easily place in big, pre-identified spaces.
Occupancy: The homes should be used primarily by you, the owner. Your families can live with you as you please, and the maximum number of occupants allowed per home is thrice the number of bedrooms in your home.
Escalation: Rent and LANEBROOK Club Membership dues escalate at 3% per year over the 25-year lease term (Note: Applicable to Lite Package only). These include 12% Value Added Tax (VAT), which will be adjusted should there be any change in the rate during the term of the lease.
Income Eligibility: We will ask a proof of source of your monthly income. Minimum documented income should be at least 6.7 times the rental rate for your chosen home.
Lease Requirements
As an adult retirement community, we require that the homeowner is 55 years or older. The maximum number of occupants per home will be thrice the number of your bedroom (1 bedroom = 3 occupants, 2 bedrooms = 6 occupants, and so on). Rental rates and LANEBROOK Club Membership dues will depend on the size of the homes.
All prospective Community Members must be ready to agree to a 25-year lease, sign the documents, show proof of income sources, and provide necessary documents or checks.
Documentary Requirements: Once you decide to join the LANEBROOK Community, we kindly ask you to provide the following documents to facilitate smooth turnover of your home without delay:
- Proof of sources of funds to support payment of rent
- Signed 25-year lease contract
- Postdated checks
- Philippine Retirement Authority requirements and documentation to acquire Philippine residence visa
- Documents stamped at Philippine embassy near you
